Bedford Park-Nortown is one of the wealthiest communities in Toronto, with a median family income 114% higher than Toronto Average. Homes in Bedford Park-Nortown are in great demand because they are close to top private and public schools, upscale shopping districts, and convenient public transit.

Community Overview

The boundary of the Bedford Park-Nortown runs from Bathurst Street on the west to Highway 401 on the north, Avenue Road and Yonge Street on the east, and Hillhurst Boulevard, Coldstream avenues and Brooke Avenue on the south. The community can be divided into three neighbourhoods: Cricket Club at the northeast, Ledbury Park at the northwest, and Caribou Park at the South.

1. Housing:

The residential real estate has experienced extensive transitions with many original owners moving out and young families moving in of Bedford Park-Nortown. While most houses were initially constructed between 1890 and 1950, many have been torn down and redeveloped into multi-million dollar modern homes. Detached homes are the predominant housing in Bedford Park-Nortown. Many dwellings have a land frontage between thirty and fifty feet, while some smaller properties in the Ledbury Park neighbourhood have a shorter dimension between 20 and 25 feet. Close to Yonge Street, Highway 401, Bathurst Street and Avenue Road, home seekers can also find several condo buildings and rental apartments, which provide entry-level opportunities to live in the community. About 30% of the residents are tenants living in the area.

2. Demographic:

About 21% of the population in the Bedford Park-Nortown community is a visible minority. Nearly 70% of the residents are of European Origin, and 21% are from North America. British Isles origins, Canadian, Polish, English, Russian, Scottish, Irish and Filipino are top ethnic origins. The top birthplaces of all immigrants are the Philippines, US and UK. Also, the western boundary of Bedford Park-Nortown along Bathurst Street is concentrated with a large Jewish population.

3. Transportation:

Most residents use cars as their primary mode of transportation. The community borders highway 401. Car commuters can quickly get on the route and conveniently travel in all directions. Around 29% of residents travel by public transit. York Mills subway station is northeast of the community's boundary. Numerous buses run through the community and have bus stops along Bathurst Street, Avenue Road and Lawrence Avenue.

4. Recreation:

Several small parks are spread throughout the community. Woburn Park, Bedford Parkette, Ledbury Park, Old Orchard Park, and Phil Givens Park provide walking trails, kids' playgrounds, a skating rink, and an outdoor pool. The Armour Heights Public Library is located at Wilson and Avenue Road. Nearby Armour Heights Community Centre offers Gymnastics, Dances, Sports, Martial Arts and many programs to infants and teens. For Golf lovers, the Don Valley Golf Course connecting to north highway 401 is an eighteen-hole public golf course that furnishes beautiful scenery.

5. Shopping:

The most significant commercial spaces are along Avenue Road. Besides many distinctive restaurants, antique shops, and speciality stores, shoppers can find No Frills, Shoppers Drug Mart, and many large retail stores. Along Bathurst Street, shoppers can also find much Jewish food and gift shops, restaurants, bakeries and many service stores.

6. Schools:

Bedford Park-Nortown, with Lawrence Park South, is home to a famous private girls' boarding school, Havergal College. Located at Avenue Road and Lawrence Avenue and founded in 1894, Havergal College accepts female students from JK to grade 12.

Three public elementary schools serve students from JK to grade 6, with Ledbury Park Elementary School covering the west area, Armour Heights Public School covering the northeast, and John Ross Robertson Junior Public School covering the southwest. Armour Heights Public School and Ledbury Park Middle School accept students from Grades 7 and 8.

For high school students, Northern Secondary School covers the east of the community, and John Polanyi Collegiate Institute covers the west of the community. Furthermore, Catholic families also have options to study at St. Margaret Catholic School and Loretto Abbey Catholic Secondary School.

Bedford Park-Nortown is an affluent community.
